Seller Financing Scenario

TRW owns a 42 Power Boat named "Whatzit" -- a nice boat. It has a value of $125,000.  An "empty nester", boating no longer holds significant appeal, and the time has come to sell the boat. But, it is pre-1990 and many conventional financial sources are unavailable to Whatzit's prospective Buyers. TRW pays $400/month moorage and $1800 annually for insurance. Not counting maintenance and upkeep, the boat is costing $550/month and not being used.  A Buyer comes forward with $25,000 down but needs TRW to finance (carry the contract). On considering the following comparison, contract terms are arranged and the "Whatzit" now has a new Owner.

Had TRW been "cashed-out" the $125,000 and banked it in a three year CD at a Bank its value at 36 months would be $136,771 (approx.) at today's rate of 3.0% (APY 3.045).Interest income for 36 months is $11,771 (approx).TRW lets it sit and cash flow (eliminating moorage and insurance) is $550/month.

Carrying the Contract, TRW receives payments of $700/month from the Buyer after banking the $25,000 down payment. This is based on a 180 month amortization. This particular arrangement calls for a Balloon Payment at 36 months of $97,713 (approx.) TRW's cash flow is $1250, the payment plus relieving the payments for moorage and insurance. Interest Income for the 36 months is $22,213. (All figures are approximate, but close). The Total $$$$ TRW has received after 35 months is $49,500 (including the down payment) and the final payment is $97,713.
